Another Burbank flip sold


Dayna Cussler listed this classic flip at 229 N. Whitnall, Burbank 91505 and sold it just five weeks later for $795,000.  The buyers (one of whom is a real estate agent) were thrilled to be getting a house in the coveted Stevenson Elementary school district.  The 1,037 square hoot house features a redone kitchen and bath, 2 bedrooms, den, and large lot.  Nice work, Dayna!

I guess the Burbank real estate market isn't that bad...

This is 500 Amherst, Burbank 91504.  It closed today for $1,900,00 -- $51,000 over the purchase price.  It sold in two days and closed today.  The house is so special that I have been calling it a unicorn.  My sellers are unicorns, too -- they gave me such a nice place to sell and they are all so smart and kind.  I have known them for years and will have a post about them in the next day or two.

We also had unicorn buyers -- they were exactly who we wanted to have in the house.  They were direct in knowing what they wanted and made us a dream offer.  They're pretty delightful people, too.  Their agent, Sam Zadori, is also a one-of-a-kind genuis Realtor and was completely on top of things.  That's Sam and buyer Jeff, below.  Thank you so much for such a great transaction, folks!

I know you are tired of hearing about the run up in So.Cal. home prices, but...

CANOGA PARK, CALIF. - APRIL 2, 2017. Realtor Houman Zahedi holds an open house at a three-bedroom,Here's another L.A.Times article which confirms your fears about low inventory and high prices.  I think I showed the home in Burbank that the article references.  I couldn't believe it was listed that high.  What to do? If you are a seller, sell (call me first).  If you are a buyer...no easy answers here.

Jens closes on his new Burbank condo

This is Jens, otherwise known as JB (it's been a month for JBs).  He just closed escrow on his first home -- a great two bedroom condo in east Burbank.  This was supposed to be a video of me handing him the keys, but alas, the film thingy wasn't working on my phone. Fun fact: his backpack contains paint samples. Jens has been a wonderful client and was very eager to learn the ins-and-outs of the home buying process.  I know he and girlfriend Kristy will really have a wonderful time making the condo their own.  Another nice thing: The listing agent on this is an old friend of mine from Burbank.  She showed me a lot of ropes when I was a newbie agent and it was great to work with her again.

We had a wonderful turnout at the 2008 N. Rose open house on Sunday.  If you were there, thank you for coming. And we received multiple offers from qualified, adorable people.  The seller selected one offer and we are now in escrow with backups.  The seller, who is leaving the state, says "whew"!

621 N. Keystone in Burbank closed today

621 N. Keystone in Burbank closed today for $607,500.  It originally went into escrow at $615,000 but there were some needed repairs that lowered the price.  We held our breath on the appraisal but it came in to value and is now the highest price by square foot in the neighborhood. The sellers are wonderful and the buyers are, too.  It was something extremely rare -- a smooth escrow (very unusual these days).  I hope the buyers and their baby daughter will be very happy in their new house and I wish my wonderful seller clients the best of luck, too!  Thanks to Gary Mazziotti, my partner on this transaction, and the terrific buyers' agents too.

Own a condo in Burbank or the San Fernando Valley? You may wind up paying your neighbor's bills

Here's a story from today's L.A. Times (yes, again) regarding condo associations and how finances are handled, especially when several home owners association members are in foreclosure.  Yes, the remaining members have to take up the financial slack.

What the article doesn't say is that it can be very difficult to sell a condo, even if you're not in arrears in your dues, if the HOA finances aren't healthy.  That's because banks don't want to make loans on these projects -- they believe, rightfully so, that the value may decline due to lack of reserves, inability to pay for maintenance, inability to pay insurance, etc.  Just this year I've experienced this for condo projects in the north San Fernando Valley, Burbank, Toluca Lake or Studio City.  If you are interested in purchasing a townhouse or condo in any of these areas, please contact me and we'll find out about the Association's financial health before you make an offer.
