2410 Chandler closed late last week. As cute as the house is, it took awhile to sell -- it is on a small, 2700 sf. lot and has no garage or off-street parking. The house is a Venice Beach home trapped in a Burbank home's body, and that makes it "nonconforming." "Nonconforming" is never a good thing in real estate. Further, most lenders want buyers to have off-street parking if that is usual for the neighborhood. So that made this cutie ineligible for many types of funding.
But Barry Dane of Crosby Doe Associates pulled this off along with his buyer client and lender Gloria Schulman of Centek. When Barry first told me that his client only had 5% to put down, I scoffed and told him nobody would lend on this. But Barry is tenacious, as is Gloria, and they found a loan program for the buyer. (Barry even drove the streets and alleys of Burbank to see how common the no-garage thing really is.) We closed last week at $380,000 and I wish the buyer best of luck in her new home.

2410 Chandler in Burbank is open on Sunday, May 20!
The 2 bed, 2 bath cottage by the Chandler bike path is open on Sunday from 2 to 5. (A video of the bike path is below.) In addition to me, Steve will be there with his semi-famous open house playlist. The home is an adorable 1407 square feet, with a gorgeous green yard but no garage. The house has been painted and spiffed up, and all appliances stay. If you need liquid refreshment after visiting the open house, Tony's Darts Away, featuring all-California craft beers, is just a few short blocks away.

New listing: 2+2 across from Burbank bike path
This is 2410 Chandler, Burbank, and I just listed this for $395,000. Yes, you read that right. If I were a property investor, I'd consider buying these Burbank and Toluca Woods properties
I was pleasantly surprised this evening to show some nice properties in Burbank around the $400k range. Seriously. Decent properties in this price range don't come along every day, and my client may want to buy one of these, but here goes:
- 2410 Chandler - 2+2 plus cute rooftop patio, really well decorated;
- 1316 N. Lincoln - 2+1 and clean as a whistle;
- 1726 N. Pass - 2+1, could be considered "move-in condition" and
- 700 N. Clybourn in Toluca Woods - 2+2, needs updating but floorplan is good.
